Leasing a unit
The terms & conditions for leasing a unit in a Technium centre are covered in a lease contract drawn up by the Landlord and which the company is required to sign before taking up residency. The following information is provided for guidance purposes only and does not constitute the contents, extent and detail contained within an actual lease contract:-
- Rent and service charges payable during the term of the lease contract including methods of payment and dates payable. This includes procedures followed by the Landlord for tenants failing to adhere to payment terms.
- Procedures relating to giving notice to terminate the lease contract by either party.
- The tenant’s responsibilities for payment of rates, utilities, telephones, insurance etc.
- The tenant’s duty of care in maintaining the premises, notifying the Landlord of any maintenance requirements and permission for the Landlord to gain entry to examine the condition of premises, and compliance with the Planning Act.
- Compliance with the requirements of the fire authority and the insurers of the property.
- Conditions for use of premises i.e. for business purposes only and no sub-letting.
- The duty of a tenant to manage the conduct of its staff during and outside working hours whilst on the premises.
- The obligation of the tenant to furnish the Landlord with statistics (the nature of which are set out in the lease contract) on the company’s performance on a quarterly basis and the obligation of the Landlord to keep such information confidential.
- The tenant’s observance of Service Level Agreements in connection with Telephone Service and VPN.
- Obligations of the Landlord such as cleanliness, repair and decorative order of the building, maintenance of systems such as heating, ventilation, lifts, electrical appliances, lighting, fire alarms, closed circuit television etc., payment of rates relating to common areas, insurance of the estate etc.
Renting a desk space
The terms & conditions for renting a desk space within a Technium centre are covered in a Licence issued by Technium to the applicant company. The following information is provided for guidance purposes only and does not constitute the contents, extent and detail contained within the actual Licence:-
- The package the tenant will receive as part of the desk rental arrangement (see Tenancy Details)
- Rent payable during the term of the contract including methods of payment and dates payable. This includes procedures followed by the Landlord for tenants failing to adhere to payment terms.
- Conditions for use of the desk i.e. for purpose of office use by the tenant and not for use by any third party.
- The date the contract expires and the company is expected to vacate the desk.
- Procedures relating to giving notice to terminate the contract by either party.
- The tenant’s responsibilities for payment of telephone bills.
- Standards the tenant is expected to meet in terms of building security and duty of care.
- Non-liability of the Welsh Assembly Government for death of or injury to the tenant or damage to its property.
- Duty of the tenant not to breach any statutory requirement affecting the insurance of the premises and duty of tenant to meet the regulations on use of the premises.
- The obligation of the tenant to furnish the Landlord with statistics (the nature of which are set out in the Contract Letter) on the company’s performance during the terms of the Contract and for a period of 12 months thereafter and the obligation of the Landlord to keep such information confidential.
- At the signing of the Contract Letter a Deposit of £50 paid as security for the performance and observance of the conditions of the Contract, to be repayable to the tenant on adherence to the conditions within 28 days of the expiry of the contract period.
